We specialize in selling undeveloped land at low prices and focus our efforts in the western United States although we do occasionally offer great deals in other states.

It all starts at the purchase. We strive to purchase only land that has value in its beauty and location. We are selective in the location of the property. We are choosy in our inventory. We strive to visit the general area of each parcel in order to have better communication to the customer about the area they are interested in and to take accurate pictures depicting the general area/subdivision. Be unique! Strive to make good purchases so that it’s a win/win situation for us and the buyers.

We do our best to give the most accurate and complete information possible about property we sell. If it is something we know off the top of our heads we will respond in a timely manner with an answer. If it is a question that we might be able to find an answer to, we will notify the customer of our intent to research it and get back to them within 24 hours. If we do not know the answer or we are unable to research it, we will notify the customer of this. If the answer requires a 3rd party to be paid to research it, we will advise the customer. We will advise the customer in every auction to do their own due diligence.

Who we are

Smile4u Inc. is a private company owned by myself, Char, and my husband Mark. Derek, our sales coordinator, processes most of the paperwork and is the one making sure we get the necessary information to file documents correctly. Josh helps in the acquisition of properties. His knowledge of land exploration, mapping and the gps helps us to provide accurate information and pictures about the properties.
